All of our guest rooms at the Prince Albert Guest House (PAGH) offer upgraded "heavenly" bedding, with high thread count sheets and thick towels. In addition, our rooms include the following amenities.

The Prince Albert Heritage House, acquired in 2022, has everything a large family or group of friends would need for the perfect vacation.  With 7 bedrooms, it sleeps 14 people.  It includes parking for 4 cars and access to all the amenities at the PAGH, except breakfast.  Located in the Center of town behind the library, the home is within steps of everything Ptown has to offer.  Complimentary access to a level 3 EV charger is included.

The Prince Albert Rose is the newest addition to our lineup of accommodations.  It is located right beside the Prince Albert Heritage House behind the library.  It consists of 4 apartments ranging from 1 to 3 bedrooms.  With large outdoor gardens and green space, the property is a surprising oasis in the middle of town.  A perfect place to enjoy morning breakfast on an outdoor patio or wind down with a glass of wine at days end.  Complimentary access to a level 3 EV charger is included.

01) Room 01

This is a large, stately room with 12 foot ceilings, an oversized bank of large bay windows that looks onto Commercial St and has a stunning water view of Provincetown Harbor across the street! A Casper Queen bed, workdesk and chair within the bay windows, mini fridge, wall mounted ductless a/c & heat and an ensuite private bath complete this room making it a guest house favorite!

This is one of our largest and most requested rooms of repeat guests! This very stately room has 12 Foot ceilings, oversized bay windows offering view of Commercial St. & beautiful water view of Provincetown Harbor. Includes a king bed, a sitting area within the bay windows, private screened patio and a small private en suite bath. This is the VIP's room of choice. Upgrades for this room include: white beadboard for a true Cape Cod feel, ductless a/c, ceiling fan, wet bar, and mini fridge.

This beautiful room is located upstairs, 2nd floor, and is on the front of the house. A single window provides views of the water and Commercial Street. A 2nd window looks onto our side street (Central). The Westin Heavenly Queen Bed and private large ensuite bath make this a room with a view and is one of our most requested! This room is at the top of the stairs, on the 2nd level, which looks onto the rear deck. This popular room has a heavenly queen bed and a en suite private bath. THE "Officer's Quarters"...This upstairs room is on the rear of the house and was originally intended to be the owner's quarters. With two roll-out window boxes and a small, private balcony overlooking the rear deck this room offers the best cross breeze in the house & provides bright light! Located on 1st floor this room offers a 2nd private egress to the rear deck as an alternative entrance/exit. The room has a new King bed set up in April 2023. The beautifully done room offers high ceilings with crown moldings, wall mounted ductless a/c & heat, ceiling fan, work desk and Smart TV with over 240 satellite TV and streaming channels. 09) Lower Level Queen Room

The Lower Level Queen room has undergone a complete renovation during winter 2021. The owners use to live in the space, but now it is open to all. If you are looking for quiet and privacy, this room is for you. It is the only room with a private entrance through the back yard. The kitchen is above the room so you have no other bedrooms sharing any walls. This is a pet friendly room and the pets love laying on the onyx floor in the warmer months. The room is equipped with a wall unit A/C/heat, cable box and Roko smart TV. The high speed internet works great. With 5 windows and a large frosted glass sliding door at the bottom of the entrance, the room is full of natural light.

PA #1 Prince Albert Rose - Garden Condo

The Prince Albert Rose is the newest addition to our Prince Albert accommodations. Formally known as the Rose Acres Apartments, the complex consists of five condos of various sizes and expansive outdoor spaces for relaxing. Located at 5 Center Street, the unit is in the center of town and less than a 5-minute walk from the ferry. The Garden Condo is a very large 1 King bedroom/1 bath, with kitchen, dining room, living room and laundry room. The King room has a separate seating area with full size leather couch, 48-inch OLED LG Smart TV and A/C. The living-room has a Queen pullout sofa-bed, 24-inch Samsung Smart TV, A/C and a gas fireplace. Patio doors open up to the shared backyard and gardens. An ice maker is located in shared space on the second floor. High-speed internet is provided. Beach towels, chairs and umbrellas are also available for your use. A bicycle rack and parking for 1 car are provided on property. If you plan to rent a bike or e-bike during your stay, give us a call. We have a few onsite that you may reserve for a small fee.

PA #2 Prince Albert Rose - The Basile 2 Bedrooms/1 Bath

The second floor (1,131 sq. ft) of the Prince Albert Rose is dedicated The Basile Apartment. Long-time artist and former owner of the property spent her days working on many of her works of art in her workshop. The Basile consists of two King bedrooms, a full bedroom and 1 bathroom. Premier mattresses and linens will entice sleep after each wonderful day in Ptown and The Prince Albert Rose. You will wake refreshed and ready for the next adventure. One King room has a walk-in closet and a private balcony with partial water views. The apartment includes a large eat-in kitchen with an island, large living room with dining area and a relaxing entertainment space. The common laundry and ice maker can be found just outside this apartment. An office/den with a full bed and private entrance is the perfect bonus room for the friend(s) who want to visit during your vacation. The apartment has AC, Smart TV's throughout and high-speed internet for your use. The kitchen is well equipped with all the appliances and gadgets you would ever think of needing to whip up that special vacation dining experience. The apartment shares a large common deck, grilling area and lawn and gardens with other guests. Common Patio furniture and a fire pit are also available for your use. Beach towels, chairs and umbrellas are available. Bicycle racks and parking for one car is provided on-site. The standard price is for 4 guests. If you choose to bring a 5th and 6th guest, the surcharge is $75 per person per day.

PA #3 # Prince Albert Lookout (1,015 sq. ft)

The Prince Albert Lookout is located on the third floor of the main building with fantastic views of the surrounding area. It is set up with large families or close friends in mind who are looking for a great space in the center of town without the premium price tag. The Apartment has 4 beds in 3 rooms. There is 1 bathroom. There is a large King room with a sitting area and walk in closet. A second large bedroom with two Queen beds that may be shared between friends. Finally, a smaller den with a Full bed and the best water views of the complex. All the rooms have AC, premier linens, and a Smart TV. The kitchen is well stocked with all the appliances and utensils you will need to create that memorable vacation group dinner. A separate dining room is just off the kitchen to gather and enjoy your creation. Cap it off with a great view of the garden area from the kitchen and a partial view of the Harbor from the sleeping areas. You have access to the common laundry room on the floor below which also houses the ice machine. You have common access to the second-floor deck, barbeques and the lawn and garden areas of the property. Beach towels, chairs and umbrellas are available for use. Bicycle racks and parking for 1 car are provided. The apartment is priced for 4 people. Each additional person beyond 4 incurs a surcharge of $75 per person per night.

Policies For Our Bed & Breakfast


Breakfast at the Guesthouse - Continental Breakfast is offered between 8:00AM- 10:00AM. It consists of a selection of coffees and teas, orange juice, fresh fruits (seasonally) (include strawberries, blueberries and bananas), yogurt, granola, cereals, bagels, cream cheese and various jams. You are welcome to enjoy it in any of the common areas, on the front or rear patios or in your room.

Breakfast is not included at the Prince Albert (PA) Heritage House or the Prince Albert (PA) Rose Apartments.

The PA Guest House Address is 164 Commercial Street, The PA Heritage House is 7 Center Street and the PA Rose Apartments is 5 Center Street. All are located in Provincetown MA.

We want everyone to fully enjoy their stay so please keep your voice level and electronic devices at a low level to ensure they are appropriate for the time of day or night and your location. Quiet hours are from 10 pm to 8 am.

Glass is not allowed on the front or back patios; we'll provide plastic cups as alternative.

Lost room keys OR room keys that are not returned at check out will be charged $25/key

The Prince Albert Guest House property is adults only. No guests under the age of 18 are allowed.

Children are allowed at the PA Heritage House and the PA Rose Apartments.

Rates for the inn are based on up to two person occupancy with only one bed in each room (Queen or King). Occupancy pricing varies at the PA Heritage House and the PA Rose Apartments depending on the Season.

Pets are not allowed without the express consent of management prior to your stay and this must be acknowledged in your reservation. If approved, you will be assessed a $35 fee /day per pet which is in addition to the daily occupancy rate. Pet fees are capped at $150 per pet for stays of 5 days or longer. Any damage is your full responsibility & will be billed to your credit card. The number of pets is subject to their size, shedding characteristics and disposition. If your pet makes a disturbance you may be asked to leave immediately forfeiting the full cost of your stay.

Please bring any issues you may have to the attention of the Innkeeper or our staff at once so that we can happily accommodate you. You are never an imposition as our guest.... let us know what you need!

We offer private self parking for the guests of the guesthouse. The cost is $15 to $25/night ($$ is subject to change depending on the season) in our private parking lot at 26 Winthrop Street; we have an unloading zones in front of the guesthouse. If you choose to drive you will pull up to our inn first to get checked-in and unload your luggage; we will give you a parking pass with your assigned spot#. We consider Provincetown, and our parking facilities, to be very safe but we are not responsible for damage of any kind to you, your vehicle or your property. Parking is included onsite at our other properties. We include 4 parking spots at The PA Heritage House in your reservation. We include 1 parking spot at the PA Rose Apartments in your reservation. Additional spots are available in the private guesthouse lot at 26 Winthrop street at the rates above. They must be reserved in advance.

Any additional fees for ancillary items /special requested items (i.e., flowers, chocolates or other) requested during your stay will be charged to your credit card used for your deposit unless you request otherwise at the time of the request.

This is a privately owned property and management reserves the right to refuse service to anyone; guests are subject to the guidelines set forth by management to ensure everyone is able to enjoy their stay with us (see cancellation policy).

Minimum lengths of stay requirements may be applicable. These are outlined on our website and booking engine if applicable.

Cancellation Policy


You are encouraged to buy Trip Insurance to protect the investment in your trip. You should include the full cost of your stay with us and your transportation into and out of Provincetown (flight, car, ferry). The decision to buy insurance, and from whom, is your choice. You may for your convenience buy trip protection directly with your reservation. The protection is through a thrid company and all claims should be addressed to that company. You may cancel your reservation for a full refund minus a 5% cancellation fee on any deposits made up to 90 days before your check-in date. Once you pass the 90-day threshold, the reservation is nonrefundable. If you make the reservation within the 90-day period, the reservation is non refundable. We will open the room or property up and try to sell it again for you. If we can, we will reimburse you what we collect up to your original reservation total for the days we can rent (we do not double dip, but reselling the room is not guaranteed). We may at our discretion, offer a Guest a future "courtesy stay" (valid until the end of the current calendar year). There are no refunds for shortened stays or for early departures, whether we ask you to depart, or you choose to depart (trip insurance recommended as noted above). Second time cancellations of rescheduled stays will forfeit their monies paid or "courtesy stay" value up to full cost of stay based on date of cancellation as noted above.

Check-In/Out Times


Check-In at the inn: Begins at 2:30PM. After 5PM requires a late check in so please advise in advance or as early as possible on your day of arrival if you get delayed!

Check-In at the PA Heritage House and PA Rose Apartments: 4:00PM or later. If you arrive in town early please join us at the inn where you may park your vehicle and use our facilities while we hold your bags until the property is ready. Early check-in is subject to availability and will be confirmed on the day before arrival if possible.

Check-Out at the inn is by 11:00AM (if parked we ask to move your car by 10:45). We are not able to offer a late check-out. We are more than happy to hold your bags for you and you may use our facilities until you leave town later in the day.

Check-out at the PA Heritage House and the PA Rose Apartments is by 10 am. We are not able to offer a late check-out. We are more than happy to hold your bags for you at the guesthouse and you may use our facilities there until you leave town later in the day.

We look forward to your visit and want you to know that we will do everything possible to make your stay pleasant and enjoyable. If you desire any special items such as flowers or champagne in your room upon arrival, we request that you notify us at least one week in advance, if possible.

AUTO-COLLECT
At the time of booking, 50% of the reservation balance will be collected. Payment for all gift certificates will also be collected. Applies to: all reservations.


SCHEDULED DEPOSIT
21 days before arrival, 100% of the reservation balance will be collected. If a reservation is booked "last-minute" (within the scheduled time frame), 100% of the remaining balance will be collected. Applies to: all reservations.


CHILDREN & PETS
Children are not allowed. Pets are welcome. Pets must be approved by the innkeeper before you reserve. Please contact the inn directly to obtain approval. A pet fee of $35 per day will be added to the reservation. Only certain rooms are able to accommodate pets (rooms 4, 8 and Lower Level room) . We only accept well behaved dogs.

CREDIT CARD SECURITY
Your credit card information is stored and processed securely.

DEPOSITS
If you opt in for the travel protection, the entire cost of the reservation will be collected at the time of booking. For reservastions without travel protection, 50% of the reservation will be collected at the time of booking. The remaining balance will be collected 21 days prior to check-in.
