01) Room 01

This is a large, stately room with 12 foot ceilings, an oversized bank of large bay windows that looks onto Commercial St and has a stunning water view of Provincetown Harbor across the street! Includes a Westin Heavenly Queen bed, sitting area within the bay windows, mini fridge, wall mounted ductless a/c & heat and an ensuite private bath(renovated in 2019) complete this room making it a guest house favorite! > Rate is based on 2 person occupancy.

This is one of our largest and most requested rooms of repeat guests! This very stately room has 12 Foot ceilings, oversized bay windows offering view of Commercial St. & beautiful water view of Provincetown Harbor. Includes a king bed, a sitting area within the bay windows, private screened patio and a small private en suite bath (renovated in 2019). This is the VIP's room of choice. Upgrades for this room include: white beadboard for a true Cape Cod feel, ductless a/c, ceiling fan, wet bar, mini fridge and 40" flat panel wall mounted LCD TV. This beautiful room is located upstairs, 2nd floor, and is on the front of the house. A single window provides views of the water and Commercial Street. This room is at the top of the stairs, on the 2nd level, which looks onto the rear deck. This quiet room is on the 2nd Floor. This is the ONLY bedroom offering a Bathtub! As such, the private bath for this room is located outside the room in the hall allowing for the extra space of this larger bathroom with a window. This is a cozy room with one window and one chair but has same amenities as in other rooms and good feng shui: Queen bed, mini-fridge, wall mounted LCD flat panel with HD Cable, ceiling fan and quiet wall mounted ductless a/c.

THE "Officer's Quarters"...This upstairs room is on the rear of the house and was originally intended to be the owner's quarters. Located on 1st floor this room offers a 2nd egress to the rear deck as an alternative entrance/exit. 09) Lower Level Queen Room

The Lower Level Queen room has undergone a complete renovation during winter 2021. The owners use to live in the space, but now it is open to all. If you are looking for quiet and privacy, this room is for you. It is the only room with a private entrance through the back yard. The kitchen is above the room so you have no other bedrooms sharing any walls. This is a pet friendly room and the pets love laying on the onyx floor in the warmer months. The room is equipped with a wall unit A/C/heat, cable box and Roko smart TV. The high speed internet works great. With 5 windows and a large frosted glass sliding door at the bottom of the entrance, the room is full of natural light.

PA #1 Prince Albert Rose - Garden Apartment

The Prince Albert Rose is the newest addition to our Prince Albert accommodations. Formally know as the Rose Acres Apartments, the complex consists of five apartments of various size, as well as, a backyard of lawns and gardens to relax in at any point of the day. Located at 5 Center street, it is only access by the driveway behind the public library off Center street. It is also right beside the Prince Albert Heritage House which is at 7 Center Street. The Garden apartment is a very large 1 King bedroom/1 bath, with kitchen, dining room, living room and your private laundry room. The King room has a separate seating area with full size leather couch. The living-room has a new Queen pullout sofa-bed. Patio doors open up to the vast shared backyard and gardens. An ice maker is located in shared space on the second floor so you never run out of ice. AC, Smart TV's and high speed internet are provided. Beach towels, chairs and umbrellas are available for your use. A bicycle rack is provided as well as parking for 1 car.

PA #2 Prince Albert Rose - The Basile 2 Bedrooms/1 Bath

The second floor of the Prince Albert Rose is dedicated The Basile Apartment. Long-time artist and former owner of the property spent her days working on many of her works of art in her workshop The Basile consists of two King bedrooms and 1 bathroom. Premier mattresses and linens will entice sleep after each wonderful day in Ptown and The Prince Albert Rose. You will wake refreshed and ready for the next adventure. One King room has a walk in closet and a private balcony with water views. The apartment includes a large eat-in kitchen, large living room with dining area (seats 10) and a relaxing entertainment space. The common laundry and ice maker room can be found just outside this apartment. An office/den with a private entrance is the perfect bonus room for the friend(s) who always want to visit during your vacation. The apartment has AC, Smart TV's throughout and high speed internet for your use. The kitchen is well equipped with all the appliances and gadgets you would ever think of needing to whip up that special vacation dining experience. The apartment shares a large common deck, grilling area and lawn and gardens with other guests. Common Patio furniture and fire pit are also available for you use. Beach towels, chairs and umbrellas are available. Bicycle racks and parking for one car is provided on-site. The standard price is for 4 guests. If you choose to bring a 5th and 6th guest, the surcharge is $100 per person per day.

This charming one bedroom and one bath cottage is all yours. With an eat in kitchen and small outdoor seating area, you'll be able to start your day with breakfast indoors or out. You'll come home at night to relax in the detached cottage amidst the gardens of the Prince Albert Rose.

PA #5 # Prince Albert Lookout

The Prince Albert Lookout is located on the third floor of the main building with fantastic views of the surrounding area. It is set up with large families or close friends in mind who are looking for a great space in the center of town without the premium price tag. The Apartment has 4 beds in 3 rooms. There is 1 bathroom. There is a large King room with a sitting area and walk in closet. A second large bedroom that may be shared between friends with two queen beds. Finally a smaller den with a Full bed and the best water views of the complex. All the rooms have AC, premier linens and a Smart TV. The kitchen is well stocked with all the appliances and utensils you will need to create that memorable vacation group diner. A separate dining room is just off the kitchen to gather and enjoy your creation. Cap it off with a great view of the garden area from the kitchen and the water from the sleeping areas. You have access to the common laundry room on the floor below. This is where the ice machine is also located. You have common access to the second floor deck, barbeques and the lawn and garden areas of the property. Beach towels, chairs and umbrellas are available for use. Bicycle racks and parking for 1 car is provided. The apartment is priced for a 6 person occupancy from May 1 to October 31 each year. It is priced for 4 persons from November 1 to April 30 each year. Each additional person beyond those occupancies incurs a surcharge of $100 per person per night.

PRINCE ALBERT GUEST HOUSE POLICIES


Policies For Our Bed & Breakfast


Front view of the Prince Albert Guest House Bed and Breakfast. Our Expanded Continental Breakfast is offered between 7:30AM- 9:30AM offering a selection of coffee and teas, orange juice, fresh fruits (seasonally) (include strawberries, blueberries and bananas), yogurt, granola, cereals, fresh baked muffins, bagels, cream cheese and deep pocket Belgian Waffles and more. You are welcome to enjoy it in any of the common areas, on the front or rear patios or in your room. Breakfast is not included at the Prince Albert (PA) Heritage House or the Prince Albert (PA) Rose Apartments.

The PA Guest House Address is 164 Commercial Street, The PA Heritage House is 7 Center Street and the PA Rose Apartments is 5 Center Street. All are located in Provincetown MA.

We want everyone to fully enjoy their stay so please keep your voice level and that of electronic devices at a low level to ensure they are appropriate for the time of day or night and for your location. Quiet hours are from 10 pm to 8 am.

Glass is not allowed on the front or back patios; we'll provide plastic cups as alternative.

Lost room keys OR room keys that are not returned at check out will be charged $25/key

The Prince Albert Guest House property is adults only. No guests under the age of 18 are allowed. Children are allowed at the Prince Albert Heritage House and PA Rose Apartments.

Rates for the inn are based on up to two person occupancy with only one bed in each room (Queen or King). Occupancy pricing varies at the PA Heritage House and PA Rose A[partments depending on the Season.

Pets are not allowed without the express consent of management prior to your stay and this must be acknowledged in your reservation. If approved, you will be assessed a $35/day fee which is in addition to the daily occupancy rate; any damage is your full responsibility & will be billed to your credit card. The number of pets is subject to their size, shedding characteristics and disposition. If your pet makes a disturbance you may be asked to leave immediately forfieting the full cost of your stay.

Please bring any issues of cleaning necessity to the Attention of the Innkeeper at once so that we can happily accommodate you. You are never an imposition as our guest.... let us know what you need!

We offer private self parking at the guesthouse for $15 to $25/night ($$ is subject to change depending on the season) in our private parking lot at 26 Winthrop Street; we have an unloading zones in front of the Guest House between Winthrop St. and Central St. If you choose to drive you will pull up to our inn first to get checked in and unload your luggage; we will give you a parking placard/map with your assigned spot #. We consider Provincetown, and our parking facilities, to be very safe but we are not responsible for damage of any kind to you, your vehicle or your property. We include 4 poarking spots at The PA Heritage House in your reservation. We include 1 parking spot at the PA Rose Apartmewnts in your reservation. Additional spots are available ion the private GuestHouse lot at the rates above. They must be reserved in advance.

Any additional fees for ancillary items /special requested items (i.e., flowers, chocolates or other) requested during your stay will be charged to your credit card used for your deposit unless you request otherwise at the time of the request.

This is a privately owned property and management reserves the right to refuse service to anyone; guests are subject to the guidelines set forth by management to ensure everyone is able to enjoy their stay with us (see cancellation policy).

Minimum lengths of stay requirements may be applicable (you'll be notified after online request or you can call on us prior to reservation for clarification).

Cancellation Policy


You are encouraged to buy Trip Insurance to protect the investment in your trip which should include the full cost of your stay with us and your transportation into and out of Provincetown (flight, car, ferry). The decision to buy insurance, and from whom, is your choice. You may for your convenience buy trip insurance directly with your reservation. The insurance is through another company and all claims should be addressed to that company. You may cancel your reservation for a full refund minus a 5% cancellation fee up to 90 days before your check-in date. Once you pass the 90-day threshold, the reservation is nonrefundable. If you make the reservation within the 90-day period, the reservation is non refundable. We will open the room or property up and try to sell it again for you. If we can, we will reimburse you what we collect up to your original reservation total for the days we can rent (we do not double dip, but reselling the room is not guaranteed). We may at our discretion, offer a Guest a future "courtesy stay" (valid until the end of the current calendar year). There are no refunds for shortened stays or for early departures, whether we ask you to depart, or you choose to depart (trip insurance recommended as noted above). Second time cancellations of rescheduled stays will forfeit their monies paid or "courtesy stay" value up to full cost of stay based on date of cancellation as noted above. *All holiday and special events are non-refundable which includes but not limited to: reservations including Memorial Day, July 4th Week, Bear Week, Carnival Week, Labor Day & New Year's).

Check-In/Out Times


Check-In at the inn: After 2:30PM until 5:00PM (after 5PM requires a late check in so please advise in advance or as early on day of travel as possible if you get delayed!

Check-In at the PA Heritage House and PA Rose Apartments: 4:00PM or later. If you arrive in town early please join us at the inn where you may park your vehicle and use our facilities while we hold your bags until the condominium is ready. Early checkin is subject to availability and will be confirmed on the day before arrive if possible.

Check-Out at the inn is by 11:00AM (if parked we ask to move your car by 10:45).

Check-out at the PA Heritage House and PA Rose Aparetments is by 10 am.

Late Check In: After 5:00 PM - We will text you the day before your arrival to obtain an estimated arrival time. If you plan on arriving after 5 pm, we will provide you our Late Check-In Procedure!

We look forward to your visit and want you to know that we will do everything possible to make your stay pleasant and enjoyable. If you desire any special items such as flowers or champagne in your room upon arrival, we request that you notify us at least one week in advance, if possible.

Parking in Provincetown


Provincetown is a walking and biking town so we encourage you to travel without your car by choosing to come via Fast Ferry or via Cape Air out of Boston Logan Airport). We have limited parking at a private lot around the corner so YOU MUST REQUEST A PARKING SPOT IN ADVANCE if needed. We find our parking arrangement to be superior to many properties because you keep your keys and come/go as need vs. other properties that have tandem parking which requires staff to keep your keys as they are likely to move your car throughout each day.

Upon pulling up to our Guesthouse property at 164 Commercial, there is 15 Min Unloading Zone between Joe's Coffee (corner of Winthrop/Commercial) and The Prince Albert (corner of Central/Commercial). Turn on your flashers and bring your luggage inside the inn to get registered/checked-in.

At the time of booking, 50% of the reservation balance will be collected. Payment for all gift certificates will also be collected. Applies to: all reservations.


CHILDREN & PETS
Children are not allowed. Pets are welcome. Pets must be approved by the innkeeper before you reserve. Please contact the inn directly to obtain approval. A pet fee of $35 per day will be added to the reservation. Only certain rooms are able to accommodate pets (rooms 4, 8 and Lower Level room) . We only accept well behaved dogs.

PRINCE ALBERT HERITAGE HOUSE POLICIES

Policies For Prince Albert Heritage House

Rates for the Heritage House are based on an 11-person occupancy for 7 rooms. You may add a 12th and 13th for an additional $100 per day [per person. This is in effect from mid-June to Mid-September. The remaining months the rate is set on an occupancy of 6 people. You may add additional people up to 13 for an additional $75 per day per person. Pets (dogs only) are allowed with the consent of management prior to your stay, and this must be acknowledged in your reservation. The number of pets allowed will depend on their size and shedding characteristics. If approved, you will be assessed $35/day per pet fee; damage in excess of that amount is your full responsibility & will be billed to your credit card. This is a privately owned property and management reserves the right to refuse service to anyone; guests are subject to the guidelines set forth by management to ensure everyone is able to enjoy their stay with us (see cancellation policy).

Deposits

A 50% deposit is due at the time of booking. The remaining 50% is due three months prior to the date of the reservation. Failure to make these deposits may result in the cancellation of the reservation and the cancellation terms below would be enacted.

Cancellation Policy

You are encouraged to buy Trip Insurance to protect the investment in your trip which should include the full cost of your stay with us and your transportation into and out of Provincetown (flight, car, ferry). The decision to buy insurance, and from whom, is your choice but one of the insurance carriers you can contact is: Allianz at (800) 284-8300 or online at: www.allianztravelinsurance.com. Cancellations made with more than 6 months’ notice before the check-in date will receive their deposit back less a 5% cancellation fees. Cancellations between 6 months and 3 months will forfeit 50% of the cost of their stay, which is the deposit. Cancellations less than 3 months will forfeit their entire stay cost. However, if we are able to re-rent your reservation, we will refund you up the new reservation collections up to what you had paid in the cancellation fee except for a small 5% fee to cover the cancellation costs. We may at our discretion, offer a Guest House future "courtesy stay" (valid until the end of the current calendar year). There are no refunds for shortened stays or for early departures, whether we ask you to depart or whether you choose to depart early (trip insurance recommended as noted above). Parking

We offer private parking onsite at The Prince Albert Heritage House for up to 4 cars. Additional spots are available in the private Prince Albert Guest House parking lot for a nominal fee depending on Season. They must be reserved.

Events

No events, parties or large gatherings

Smoking

No Smoking in the home. It is a smoke free. Smoking in the home will result in $250 additional charge and being asked to vacate the condo without a refund. Feel free to smoke outside.
