2 Bedroom Condo (1,132 sq. ft)

Waterfront and renovated in Provincetown. This centrally located 2 bedroom 2 bath garden condominium has it all. Step onto your private beach area from the condo Association's common deck or take a stroll out to Commercial Street to shops, restaurants and clubs! Deeded parking for 1 car is included. You'll love the spacious chef's kitchen complete with a large island, gas cooking, dual zone wine fridge and all the cooking utensils you could ever need to serve up that special culinary delight. Or if you prefer, throw some burgers on the grill and enjoy dinner and a beer on the deck overlooking the bay. The dining area enjoys a water view through the large picture window and seats 6. The master bedroom has a large ensuite tiled bath, while the 2nd large tiled bath is just steps across the living room from bedroom 2. The baths and the kitchen feature Grohe and Kohler fixtures. In unit laundry and 4 wall mounted super quiet AC/heat units add to the luxuries of this property. Each bedroom has a wall mounted AC unit and a flat screen smart TV. The living room comes equipped with a 65 in. Samsung flat screen and sound-bar for superior picture and sound. The sleeper sofa converts into a comfortable queen size bed (with new thick mattress replaced in December 2020). Dual zone 36 bottle wine fridge, high speed internet, cable tv, smart TV's, LA BOTTEGA Bigelow toiletries, shared outdoor deck on the water with a barbeque and invitation to the daily Happy Hour at The Prince Albert Guest House are some of the additional amenities offered. All these plus many more amenities will be sure to make your visit to Ptown just that much more special. (**note a $150 cleaning fee will be automatically added to all condo reservations to cover the cost of cleaning after checkout. An additional charge of $75 per person per night is added for a 5th and 6th person). The condo is centrally located at 357 Commercial street across from the library. The condo has a 7 day minimum stay requirement during the peak summer season with check-in and check-out on Saturdays. Minimum night requirements may vary the rest of the year. The check out time is 11 am and the check-in time is 4 pm. If you arrive early or want to stay past checkout we are more than happy to store your bags for you at the main Prince Albert Guesthouse where you will have access to our facilities until your departure from Provincetown. Unfortunately, the condo rules do not allow for our four legged friends to vacation with us. However, we do have pet friendly rooms available at the main guesthouse if interested.

This is a large, stately room with 12 foot ceilings, an oversized bank of large bay windows that looks onto Commercial St and has a stunning water view of Provincetown Harbor across the street! Includes a Westin Heavenly Queen bed, sitting area within the bay windows, mini fridge, wall mounted ductless a/c & heat and an ensuite private bath(renovated in 2019) complete this room making it a guest house favorite! > Rate is based on 2 person occupancy.

This is one of our largest and most requested rooms of repeat guests! This very stately room has 12 Foot ceilings, oversized bay windows offering view of Commercial St. & beautiful water view of Provincetown Harbor. Includes a king bed, a sitting area within the bay windows, private screened patio and a small private en suite bath (renovated in 2019). This is the VIP's room of choice. Upgrades for this room include: white beadboard for a true Cape Cod feel, ductless a/c, ceiling fan, wet bar, mini fridge and 40" flat panel wall mounted LCD TV. This beautiful room is located upstairs, 2nd floor, and is on the front of the house. A single window provides views of the water and Commercial Street. A 2nd window looks onto our side street (Central). The Westin Heavenly Queen Bed and private large ensuite bath (renovated in 2019) make this a room with a view and is one of our most requested! This room is at the top of the stairs, on the 2nd level, which looks onto the rear deck. This quiet room is on the 2nd Floor. This is the ONLY bedroom offering a Bathtub! As such, the private bath for this room is located outside the room in the hall allowing for the extra space of this larger bathroom with a window. This is a cozy room with one window and one chair but has same amenities as in other rooms and good feng shui: Queen bed, mini-fridge, wall mounted LCD flat panel with HD Cable, ceiling fan and quiet wall mounted ductless a/c.

THE "Officer's Quarters"...This upstairs room is on the rear of the house and was originally intended to be the owner's quarters. With two roll-out window boxes and a small, private balcony overlooking the rear deck this room offers the best cross breeze in the house & provides bright light! Room 08

Located on 1st floor this room offers a 2nd egress to the rear deck as an alternative entrance/exit. The Westin Heavenly Queen Bed and large private ensuite bath (renovated in 2019) make this a popular choice. This beautifully done room offers high ceilings with crown moldings, a gas fireplace, wall mounted ductless a/c & heat, ceiling fan and LCD TV with HD Cable. This is a year-round favorite!

Lower Level Queen Room

The Lower Level Queen room has undergone a complete renovation during winter 2021. The owners use to live in the space, but now it is open to all. If you are looking for quiet and privacy, this room is for you. It is the only room with a private entrance through the back yard. The kitchen is above the room so you have no other bedrooms sharing any walls. This is a pet friendly room and the pets love laying on the onyx floor in the warmer months. The room is equipped with a wall unit A/C/heat, cable box and Roko smart TV. The high speed internet works great. With 5 windows and a large frosted glass sliding door at the bottom of the entrance, the room is full of natural light.

PRINCE ALBERT GUEST HOUSE POLICIES


Policies For Our Bed & Breakfast


Front view of the Prince Albert Guest House Bed and Breakfast. Our Expanded Continental Breakfast is offered between 8:30AM- 10:00AM offering a selection of coffee and teas, fresh orange juice, fresh fruits (seasonally) (include strawberries, blueberries and bananas), yogurt, granola, cereals, fresh baked muffins, bagels, cream cheese and deep pocket Belgian Waffles and more. You are welcome to enjoy it in any of the common areas, on the front or rear patios or in your room. Breakfast is not included at the waterfront condominium.

We want everyone to fully enjoy their stay so please keep your voice level and that of electronic devices at a low level to ensure they are appropriate for the time of day or night and for your location. Quiet hours are from 10 pm to 8 am.

Glass is not allowed on the front or back patios; we'll provide plastic cups as alternative.

Lost room keys OR room keys that are not returned at check out will be charged $25/key

The property is adults only. No guest under the age of 18 are allowed.

Rates for the inn are based on up to two person occupancy with only one bed in each room (Queen or King). Rates for the condo are based on 4 person occupancy.

Pets are not allowed without the express consent of management prior to your stay and this must be acknowledged in your reservation. If approved, you will be assessed a $35/day fee which is in addition to the daily room rate; damage in excess of that amount is your full responsibility & will be billed to your credit card. Read/Print our Pet Policy Addendum. Pets are not allowed at the waterfront condo due to condominium rules.

Please bring any issues of cleaning necessity to the Attention of the Innkeeper at once so that we can happily accommodate you. You are never an imposition as our guest.... let us know what you need!

We offer private self parking at $10 to $20/night ($$ is subject to change depending on the season) in our private parking lot on next block; we have unloading zones in front of the Guest House between Winthrop St. and Central St. If you choose to drive you will pull up to our inn first to get checked in and unload your luggage; we will give you a parking placard/map with your assigned spot #. We consider Provincetown, and our parking facilities, to be very safe but we are not responsible for damage of any kind to you, your vehicle or your property. Parking for 1 car is included in the waterfront condominium rental.

Any additional fees for ancillary items /special requested items (i.e., flowers, chocolates or other) requested during your stay will be charged to your credit card used for your deposit unless you request otherwise at the time of the request.

This is a privately owned property and management reserves the right to refuse service to anyone; guests are subject to the guidelines set forth by management to ensure everyone is able to enjoy their stay with us (see cancellation policy).

Minimum lengths of stay requirements may be applicable (you'll be notified after online request or you can call on us prior to reservation for clarification).

Cancellation Policy


You are encouraged to buy Trip Insurance to protect the investment in your trip which should include the full cost of your stay with us and your transportation into and out of Provincetown (flight, car, ferry). The decision to buy insurance, and from whom, is your choice but one of the insurance carriers you can contact is: Allianz at (800) 284-8300 or online at: www.allianztravelinsurance.com. Cancellations with more than 21 days notice will receive their full deposit back. Cancellations with 21 days or less notice will not be refunded and the entire cost of the stay may be assessed*. We may at our discretion, offer a Guest House future "courtesy stay" (valid until the end of the current calendar year). There are no refunds for shortened stays or for early departures, whether we ask you to depart or whether you choose to depart early (trip insurance recommended as noted above). Second time cancellations of rescheduled stays will forfeit their monies paid or "courtesy stay" value up to full cost of stay based on date of cancellation as noted above. *All holiday and special events are non-refundable which includes but is not limited to: Memorial Day, July 4th Week, Bear Week, Carnival Week, Labor Day & New Year's Weekend).

Check-In/Out Times


Check-In at the inn: After 2:30PM until 5:00PM (after 5PM may require late check in so please advise in advance and as early on day of travel as possible if you get delayed!

Check-In at the condo: After 4:00PM. If you arrive in town early please join us at the inn where you may park your vehicle and use our facilities while we hold your bags until the condominium is ready.

Check-Out: By 11:00AM (if parked we ask to move your car by 10:45).
Please note that our office hours are 10:00AM - 5:00PM

Late Check In: After 5:00 PM - We will text you the day before your arrival to obtain an estimated arrival time. If you plan on arriving after 5 pm, we will provide you our Late Check-In Procedure!

We look forward to your visit and want you to know that we will do everything possible to make your stay pleasant and enjoyable. If you desire any special items such as flowers or champagne in your room upon arrival, we request that you notify us at least one week in advance, if possible.

Parking in Provincetown


Provincetown is a walking and biking town so we encourage you to travel without your car by choosing to come via Fast Ferry or via Cape Air out of Boston Logan Airport). We have limited parking at a private lot around the corner so YOU MUST REQUEST A PARKING SPOT IN ADVANCE if needed. We find our parking arrangement to be superior to many properties because you keep your keys and come/go as need vs. other properties that have tandem parking which requires staff to keep your keys as they are likely to move your car throughout each day.

Upon pulling up to our property there is 15 Min Unloading Zone between Joe's Coffee (corner of Winthrop/Commercial) and The Prince Albert (corner of Central/Commercial). Turn on your flashers and bring your luggage inside the inn to get registered/checked-in.

AUTO-COLLECT
A 50 percent deposit is collected at the time of purchase. Payment for gift certificates is collected at the time of purchase.

CHILDREN & PETS
Children are not allowed. Pets are welcome. Pets must be approved by the innkeeper before you reserve. Please contact the inn directly to obtain approval. A pet fee of $35 per day will be added to the reservation. Only certain rooms are able to accommodate pets. We only accept well behaved dogs.
